How it works

From browsing to deed, in plain English.

Buying land shouldn't feel like buying a house. We've cut the process down to four honest steps — no agents, no hidden fees, no chasing a notary across town.

01

Find a parcel that fits

Open the property map, filter by state, acreage, price or zoning, and dig into any pin. Every listing is one of ours — vetted, walked, and documented.

02

Read every detail upfront

On-the-ground photos, county records, zoning, utilities, road access, taxes and HOA. No mystery — and no agent gatekeeping the answers.

03

Reserve and finance online

A small deposit holds the parcel. Pay cash or set up owner financing — no credit check, no income docs, no closing-room theatrics.

04

Receive your warranty deed

We handle title work and county recording. Your warranty deed arrives in the mail, typically within two to three weeks.

Common questions

The things buyers usually ask first.

  • Do you actually own the land you sell?

Yes. We buy each parcel in our own name first, vet it, then list it. We're never the middleman.

  • Is owner financing available on every parcel?

On nearly all of them. Each listing shows the cash price and an owner-financed plan side by side.

  • What about HOAs, easements, or back taxes?

We surface every encumbrance on the listing page. If a parcel has POA dues or an easement, you'll see it before you click Reserve.

  • How fast can I close?

Cash purchases close in days. Financed purchases activate immediately and the deed records once payment terms are met.
